The philosophy

 

CAS is the abbreviation for "Computer aided sales". Vi CAS is the tool for every seller of solid construction houses. CAS provides house plans, price lists, brochures, marketing images, videos, as well as specifications and campaigns - in short, everything house sellers need to sell without any further assistance.

 

Therefore, apart from the prospective customer management system to which CAS is usually connected via an interface, CAS is the working base of a house seller. The operation of CAS can be learned autodidactically and requires minimal IT knowledge.

 

While every single seller is equipped with CAS, only a selected number will receive the free planning and the individual calculation option.

 

The CAS interface is configurable and will be adapted to a company's specific needs. This applies especially to the dialogues that must be in line with the company's requirement analysis. There is the option to easily integrate house price lists as files, you can directly access the cost calculation or the calculation results can be imported in the CAS.

The criteria identified in the needs assessment of the customer, such as: "Roof form: Saddle roof, floors: 1.5 floors, living area: at least 130 m², living room size: min. 30m², number of nurseries: 3" are simply entered in the corresponding dialogue windows.

 

The search results provided by CAS include all the houses that meet the expectations of your customers.

The designs are presented featuring the most important information such as the house size, the price and a 3D image. The seller can refine the selection criteria at any time and remove the plans that do not meet customer requirements and thus continuously refine the results.
 
 
 

The suitable designs can be presented both with floor plans and different views as well as 3D images. In addition, the seller can give the customer a live experience of the house by showing them the exterior and interior panoramas.
 
 

The CAS content


In addition to classic catalog houses, the seller can be provided with individual designs and model house designs. For show homes, usually further real photos, 360 ° panoramas, videos and brochures are included in addition to the ground plans, views and 3D animations.

 
 

Another option are house series: Here, numerous variants of a construction design / a special promotion house are stored in the system, which can be provided with an interaction control. The seller is thus able to add bay windows, winter gardens and gables to the house, to choose different entries or apply changes to the room layout; in short: they can present all that in the form of a simulated interaction. It is especially appealing that this variant enables you to create any interaction series at all times and completely without external support or programming skills.

 
 
 
 
The sales particulars
 

If your prospective clients have found a suitable construction design, their data can be recorded or read from the CRM.

 

The sales particulars template is adapted to your CI / CD and can be printed. The seller decides, which data the client should receive. To create the house portfolio, it is irrelevant whether it is in the form of a catalog, individual or interactive design. It is always the same, simple procedure.

 
 
 
 

The house price list

 

After integrating your house price lists in the designs, you can use these data according to their format: PDF for printing, Excel for revising, etc.

 

If you have calculated the house prices via an automated calculation in Vi and then read the data in the CAS, a personalized house price list is generated. Depending on your settings in the calculation, you can control/determine the desired specifications, the stage of completion, the price list and the output of personal contribution packages and service packages.

 

The house price lists are optimized for printing in preparation for an offer presentation and NOT for working on the computer with the client. The seller can decide directly during the sales talk, which of the precalculated additional or reduced services are relevant and fill in corresponding fields on the pricing list boxes in writing. The general price transparency cannot be prevented.

 

The person interested in building will therefore always be able to see all contents of a selected section (for example, possible credits for personal contribution). Explanations and / or details, which have not been precalculated, can be added manually.


 
The house price calculationn
 
Unlike with the house price list, the seller does not just receive a price list, but can configure the offer directly in the calculation surface of the CAS. Here as well, the seller resorts to the results of the automatic calculation. In addition, the seller has the opportunity to present the client each precalculated additional or reduced service or any personal contribution package – or not. Sellers thus determine the transparency settings themselves.
 
 
 
 

In addition, the seller has access to the supplementary price list. This list provides all items admissible for the house. Therefore, the different building options are a 100% determined by the customized content of the supplementary price list. Depending on the respective company, you can choose, whether the list includes exclusively "invisible" details, such as interior fittings or optically visible items, such as take-down shutters or window bars.

 

This also applies to possibly planning-relevant points. If you want, you can add items to the supplementary price list such as “house extension by one meter, “knee wall raising by x cm” or building components such as winter gardens and cross gables. Since your quantity surveyors can specify criteria for an item in the supplement price list of this house to be "usable", potential errors such as cross gable for 1.5 story houses ending up on a 2-storey town houses can be prevented.
 
 
 

Design modifications

 

If "only" one design is found that roughly corresponds to the client’s wishes and if the necessary modifications cannot be part of the building application meeting, modifying the design is necessary. If the seller also possesses Vi Plan, the design is simply sent to Vi Plan with a click and serves as a starting point for the desired adjustments. Whether the house is to be extended by one meter, the room layout adjusted, the roof shape changed or a winter garden planned, the seller simply uses the complete functionality of Vi plan. The crucial aspect is that no design needs to be started from scratch, but merely involves changing what needs to be adapted.

 

  

Individual designs

 

If the seller does not own Vi Plan, it is the back office’s - the employees’ - turn. There, the necessary adjustments are performed for the prospective client OR an individual design is created and calculated with all the required equipment details and variants. The data are automatically collected into one file that is sent to the seller via email. Per double-click, the design is automatically entered into the seller-specific area of ​​the CAS and can be used by the seller just like a “normal” CAS plan - as long as the release period has not expired.

 

The seller-specific area is equipped with specific protective functions and ensures that in the case of price adjustments, "old" individual designs can only be used only within a definable transitional period.

 

 

The catalog

 

A cross-functional catalog is included in the CAS, which can be individually structured and filled with almost all standard data formats. In this catalog, all non-design-related data are provided to the sellers, such as specifications, marketing materials, sampling details, relevant work standards, etc. In some cases, pre-sampling and detail specification are carried out via the catalog functionalities.

 

 

How it works

 

In case you wonder how difficult it is to integrate a design existing in Vi Plan in the CAS: It only takes a couple of minutes per design.

 
 
 
 
If a design is to be exported to the CAS, Vi Plan automatically takes over generating all the floor plans, views, sections, the desired 3D images as well as the room book and the masses. All you need to do is select the desired style. If you need to export more than one design, you can choose the automated export function (batch exports). It doesn’t make a difference whether 50 or 500 plans are selected. The function will automatically open plan after another and the desired exports are executed.
